Design Character:
The Bellittini is a 145-unit, independent, amenities- and services-rich living community, offering the highest levels of service in a classically-styled, urban environment, evoking imagery reminiscent of a small European boutique hotel, while utilizing contemporary interior themes to complement and encourage a lively, active lifestyle.

Location:
Situated on the edge of the Central Business District of the prosperous, progressive suburban city of 117,000, Bellevue, the nearby downtown core is a major retail and business center-the fifth largest in the state-and is three miles east of the largest MSA in the Pacific Northwest.

Environmental Context:
The site is located on a portion of a developed urban block, on level terrain and similar in scale to existing development. All services, including shopping, museums, theaters, library and hospitals are within a half-mile radius.

Target Market:
The development targets higher-income residents in the 70+ age range, who desire a full-service urban lifestyle.

Constraints:
A single, prescribed access and small site (58,000 SF) challenged the designers to achieve both residential character as well as maximizing density on a very expensive urban site.

Site Planning Concept:
High volumes of traffic adjacent to this corner site and access restrictions limited site-planning options. A central, motor entry court provides access to the building's main entry and to below-grade parking, creating a refined, controlled entrance to the building, as well as offering opportunities to bring day light into the core of the building. A service bay is provided within the structure, accessed from the street.
